These terms govern your use of Majarrah's services (website, app, AI assistant, broker dashboard). By using the service you agree to these terms. If you do not agree, do not use the service.
Majarrah is a Saudi real-estate AI platform that helps buyers evaluate properties and brokers manage their listings and leads. Majarrah is not a party to real-estate transactions between buyers and sellers, and is not itself a licensed real-estate brokerage.
You must be 18 or older and legally competent to enter contracts. Brokers must hold a valid Fal license issued by the Real Estate General Authority (REGA). If you register on behalf of a company, you represent that you are authorized to do so.
Brokers go through a Fal license verification before advanced features are activated. We reserve the right to request additional documentation or refuse registration where there are indications of non-compliance with REGA regulations. Majarrah is not a substitute for buyer due diligence.
Majarrah AI's price analyses, risk flags, and recommendations are estimates based on the available data, not certified appraisals. Do not make a buy or sell decision based on them alone; always consult a certified appraiser, a lawyer, and an engineer when needed. Majarrah is not liable for financial decisions taken solely on the basis of AI outputs.
The publishing broker is responsible for the accuracy of their listing (price, area, location, photos, property condition). We may use automated review tools to flag obvious violations, and we reserve the right to remove misleading, duplicate, or non-compliant listings without prior notice. Repeated removals lead to account suspension.
We offer brokers monthly subscriptions and inquiry packs (one-time purchase). One AI query is deducted from the broker's pack when a new lead reaches them. Prices and usage limits are described on the pricing page. Monthly subscriptions renew automatically until cancelled.
If a broker does not respond to a lead's inquiry within 24 hours, the inquiry is automatically credited back to the broker's pack - no request needed. This guarantee protects brokers from paying for un-serviced leads. It does not cover inquiries that the broker closed after actual follow-up.
Payments are processed via a licensed payment provider. Prices shown include Saudi VAT (15%) unless stated otherwise. Invoices are available in the billing panel. Payments are final unless the law states otherwise.
Monthly subscriptions renew automatically on the same day of the next month. You can cancel at any time from billing settings; the account remains active until the end of the paid period. There is no partial cash refund for unused days, but pack inquiries remain valid until the period ends.
By registering you consent to receive necessary operational communications (confirmations, alerts, invoices, security notices) at the email and phone number on file. Marketing communications are optional and can be disabled at any time. We may contact you via WhatsApp or SMS for inquiry alerts (can be turned off in settings).
You retain your rights in the content you upload (property photos, descriptions, messages). By uploading, you grant Majarrah a non-exclusive, transferable license to display it on the platform and to improve search results and AI output. Majarrah trademarks, platform design, and code are our exclusive property.
We may show links or content from third parties (such as developer websites, maps, or mortgage calculators). We are not responsible for the accuracy or content of those sites, and your use of them is subject to their own terms.
We reserve the right to suspend or terminate your account for violation of these terms, on a documented complaint from another user, or on official request from a competent authority. In cases of apparent fraud or gross violations, suspension may be immediate and without prior notice. You may terminate your account at any time from settings.
The service is provided 'as is' and 'as available', without any express or implied warranty as to continuity, accuracy, or fitness for a particular purpose. We do not warrant that the service will meet your expectations or be free of errors or interruptions.
To the extent permitted by Saudi law, Majarrah is not liable for indirect, consequential, incidental damages, lost profits, or lost opportunities. Our total liability for any claim is limited to the amount you have actually paid us in the past 12 months.
You agree to indemnify and defend Majarrah against any third-party claim arising from your breach of these terms, of Saudi law, or of the rights of others.
We are not liable for delays or interruptions caused by circumstances beyond our reasonable control (natural disasters, internet outages, large-scale cyberattacks, emergency governmental decisions).
We may modify the service, pricing, or these terms. We will notify you of material changes by email or in-app notice at least 30 days before they take effect. Continued use of the service after that is deemed acceptance of the updated version.
These terms are governed by the laws of the Kingdom of Saudi Arabia (including the PDPL and REGA regulations). Parties will attempt to resolve any dispute amicably within 30 days; failing that, the competent courts in Riyadh will have jurisdiction.
